The Buying Process

This post will be continuous and remain at the top by forward dating. 

When I first decided to construct this blog, my thought was it would be more of a benefit to first time home buyers [FTHB].  However, years of experience have taught me even seasoned home buyers don't have a firm grip on the elements that go into the home buying process--that's what I'm paid for. Oh, BTW, there is {NO} charge to have an agent represent a buyer in a real estate transaction.  Buyer(s) agents, are paid a portion of the listing agent's commission.  If there is not a buyer's agent to the transaction, the listing agent keeps the entire commission.  Think about that; if you don't have an agent representing you, not only are you giving up representation that has been paid for, but you're also working with the sellers' agent.

  1. Education

Human nature being what it is, we all want to dive into the internet and start researching every topic. Home buying is no exception, as most real estate statistical services indicate roughly 90% of all home buyers and sellers use the the internet to aid them in their venture.  While there is a lot of good information online, there is also much that is inaccurate, outdated and not specific to our market.  Here's an example of a good source of market information and the type of data it provides.

Well before you stumble into your dream house virtually or in reality without a plan, you should schedule an appointment with a Realtor to discuss your thoughts and goals.  This meeting is free and with no obligation and will afford you an opportunity to ask questions, better understand the entire home buying process and define or redefine your plan.  I usually schedule these initial sit downs for one hour, but most tend to run longer as answers bring up new questions and what ifs turn into how abouts.

After spending some time defining where you would like to live and what you need/want in your next home, it's now time to become a bit more familiar with the purchase process and how representation works.
